1. About AcreIQ
AcreIQ Ltd (Company No. 17196366, registered in England and Wales) provides data-driven planning gain research services. Our reports are produced for the purposes of market intelligence, landowner decision-making, and planning evidence support.
2. Research purposes only
AcreIQ reports are provided for research and informational purposes only. They do not constitute:
- Financial advice or investment recommendations
- Planning advice, planning applications, or planning statements
- Valuation reports or RICS-compliant appraisals
- Legal advice of any kind
You should seek independent professional advice — from a planning consultant, solicitor, or RICS-registered valuer — before making decisions based on AcreIQ research. The existence of planning gain potential identified in a report does not guarantee that planning permission will be granted.
3. Data sources and accuracy
AcreIQ reports are compiled from open government datasets, including HM Land Registry Price Paid Data, DLUHC Energy Performance Certificates, Office for National Statistics statistics, and other public sources. These datasets are licensed under the Open Government Licence v3.0.
We take reasonable care to ensure the accuracy of the data we present. However, we do not warrant that all figures are complete, current, or free from error. Land Registry data reflects registered completions and does not capture all market activity. Planning data may not reflect the most recent decisions or policy changes.
4. Intellectual property
The structure, methodology, scoring model, and presentation of AcreIQ reports are the intellectual property of AcreIQ Ltd. You may share a report with your professional advisors and use it to support your own planning or investment decision-making. You may not resell, republish, or present a report as your own work without written permission.
Underlying data derived from open government sources is subject to the Open Government Licence v3.0.
5. Limitation of liability
To the maximum extent permitted by law, AcreIQ Ltd shall not be liable for any loss or damage arising from:
- Reliance on data or conclusions contained in a research report
- Planning decisions made or not made as a result of our research
- Inaccuracies in the underlying open government datasets
- Changes in planning policy, market conditions, or local authority behaviour after the report date
Our aggregate liability for any claim arising from a commissioned report shall not exceed the fee paid for that report.
6. Website use
This website is provided for informational purposes. You may not use it in any way that is unlawful, harmful, or that interferes with other users' access. We reserve the right to withdraw access to the website or any part of it at any time.
7. Commissioned reports — payment and delivery
Where a report is commissioned, the specific scope, fee, and delivery timescale will be confirmed by email before work begins. Payment is due on delivery unless otherwise agreed in writing. Reports remain the property of AcreIQ Ltd until payment is received in full.
8. Governing law
These terms are governed by the laws of England and Wales. Any dispute arising from these terms or from a commissioned report shall be subject to the exclusive jurisdiction of the courts of England and Wales.
